Each unit has separately metered gas and electric service; Separate heating/cooling and thermostate; Separate Hot Water Heaters; Tenant shall transfer service into their name upon taking posession. Water: the building has only one water meter. City of Royal Oak bills for water once a quarter. Each bill is divided equally between current building occupants (pro-rated for new tenants). Heating is gas forced air with integrated central air conditioning.

There are two appartments in the building: 1st floor & 2nd floor. 2nd floor secured access is the door at the top of the stairs. 1st floor has two secured doors: from kitchen and living room, that open into the shared hallway leading to the basement, front, and side exterior doors. Basement, garage, and yard are shared spaces.
Maintenance:
Lawn and landscaping are professionally maintained at landlords expense. Tenants are responsible for keeping walkways clear of snow. When a major storm results in significant snow accumulation, the driveway will be cleared professionally at landlords expense.
Management:
This home is owner managed and maintained (as is this web site). Tenants have my cell phone number and email address. Typically, tenants only find reason to contact me a few times per year. Most tenants stay two or three years. Several have stayed four or five years.
Application:
Each adult that is to live in, or will be paying rent, will need to submit an application for lease and authorize a credit and background check. The application fee is $20 per applicant. We will need to contact prior landlords as reference checks and verify income. All adults who will pay rent or live in the apartment will need to sign the lease.
